We guarantee that the price quoted in your initial stipulated sum construction services agreement is the price you pay, barring any changes (or discoveries) you choose to make during the construction process. Our detailed consultation and planning process means we can accurately forecast the cost of your project, ensuring that we cover all aspects before breaking ground. This way, you can budget confidently, knowing that the agreed-upon price reflects the true cost of your home, without hidden fees or unexpected expenses.
2-Year Warranty
In Georgia, a 1-year warranty is required by law for new residential construction, ensuring basic protection for homeowners. FAQ’s
How long does the process take?
The typical pre-construction phase is approximately 12 weeks, but it can be faster or slower depending on your project and your needs.
Bathroom – 2-4 weeks.
Kitchen – 4-6 weeks.
Whole Home Remodel – 8-24 weeks depending on complexity.
Additions – 8-24 weeks depending on complexity.
New Construction – 16-52 weeks depending on scale and level of detail.
The build phase varies greatly depending on your project and what you are trying to achieve. A typical kitchen renovation or remodel is 6-12 weeks, while a whole home remodel is typically 24 weeks, and a new build is usually 26 weeks but can take upwards of a year depending on complexity.
What exactly happens during pre-construction?
We pair you with a project manager and architectural designer who will evaluate where you are in the process and then guide you step-by-step through all of the details required to arrive at an actionable set of documents to construct your project with.
1) Evaluate your project needs.
2) Connect with appropriate external professionals as required.
3) Select materials, design, and create construction documents.
4) Estimate project costs.
5) Submit for permits and/or variances.
6) Transition to construction.
Once the construction documents, permits/variances, and pricing are approved, we move on to construction!
How involved do I need to be?
We tailor our process to your needs to give you the best experience possible.
For those who want to minimize involvement, we offer a complete turn-key solution where the project manager will obtain an in-depth understanding of the project with you, proceed to stand in for you at all necessary meetings, and present you with limited options to guide your decision making. Any input, revisions, or alternate selections you desire will be communicated directly to the project manager who will then handle it on your behalf.
If you want to be deeply involved in each decision we will include you in meetings with other professionals, discuss in depth all of your options, and chauffeur you to various showrooms to guide in your selection making. Communication will primarily be handled through your project manager, but you will get the chance to be a third party in meetings if you would like to seek additional technical information.
Most clients are somewhere in between – for those cases, the project manager will suss out what you care the most about, and bring you along on a deeper journey for those specific project elements, while minimizing your exposure to the project details that you may not be so passionate about.
During construction, your involvement will be required for at least a final punch walk, but we recommend weekly on-site meetings with your project manager to catch and correct any issues that you believe may be forming, or to answer any questions you may have about how the project is being executed in relation to the construction documents.
How much will my project cost?
Every project is unique. The cost of your project is wholly dependent upon your choices during the pre-construction phase.
We use a retainer during pre-construction, billing hourly for our services, and billing for third-party services and government fees required for your project. The retainer agreement will have a schedule of fees for our services. For external professional services, we will help you understand their fees or obtain estimates from them on your behalf if requested.
We have a simplified and transparent pricing model for construction. One of the documents you will receive from us during the on-boarding process is our pricing strategy document that will go over our margin rates, examples, and when it will change.
While we can give you order of magnitude pricing with a basic concept of your project and help guide you towards any budgets you may have, the true price may only be revealed once the project is fully developed and understood.
Are you a fixed price or cost plus builder?
We offer both stipulated sum (fixed price) and cost plus agreements. We have various recommendations for which path you should pursue based on project scope.
For smaller projects, a fixed price agreement is paired with a guaranteed timeline, giving you an amazing turn-key experience without financial surprises. Fixed price agreements require complete project development and a budget line item for site conditions.
For larger projects, we advocate for cost plus, truly creating a team framework between Kashi Custom Homes and the client. With a cost plus agreement, Kashi Custom Homes works closely with the client to achieve exactly what is desired – allowing for greater flexibility with how exactly certain site conditions are addressed, allowing vendors to charge for services rendered instead of by strict bid submission, and starting the project at various levels of development.
Cost plus agreements shift the risk burden from Kashi Custom Homes to the client, but it is rewarded by the absence of site condition fees required for fixed price agreements, allowing a departure away from strict bids, as well as the possibility of starting a project sooner with some open questions remaining.
Just ballpark it for me, my project is simple!
The best way to ballpark how much a house will cost is to identify new construction comparisons in your area.
Exclusive of fees, $150-200 per square foot is the typical entry cost to larger (builder grade) residential construction projects, but keep in mind, there is much more to consider than the cost to build the house – utilities, landsaping, hardscaping, decks, garages, etc. Remodeling is just like building a new house, except there’s a house in the way which adds to the complexity, and subsequently, the cost.
Most custom homes are in the $300+ per square foot range and can easily become $400 – $600+ when selecting better construction and finish materials.
Kitchens are the most expensive part of the home (barring special-use rooms), followed by bathrooms. A remodel focusing on bathrooms and kitchens can easily be $400-$800+ per square foot once you include cabinets, countertops, plumbing fixtures, appliances, etc.
