How Much Does a Custom Home Cost?
At Kashi Custom Homes, building a home begins with your unique piece of property. Whether you already own a lot or are in the process of acquiring land, we adapt every architectural drawing, foundation requirement, and site plan to harmonize with the topography, orientation, and natural features of your specific site.
Because every custom home is built from the ground up on a one-of-a-kind property, construction investments vary based on land preparation, structural needs, square footage, and custom architectural finishes. Below are four baseline investment tiers to help guide your initial planning and show what is possible at each level of custom home construction.

Level 1: Classic
Estimated Investment: $180 – $240 per sq. ft. (Excluding Land & Site Prep)
Ideal for homeowners seeking a streamlined build with clean, reliable craftsmanship. This level focuses on functional floor plans, high-quality standard building materials, and classic finishes to maximize value without compromising quality.
-
Architecture & Layout: Efficient, clean rooflines and straightforward floor plans that optimize space and construction efficiency.
-
Framing & Building Envelope: Code-compliant energy-efficient insulation packages, quality double-pane vinyl windows, and standard 8-to-9 ft. ceilings.

Do I Need To Have My Own Land or Lot First?
Not necessarily, but having a lot—or at least a specific property in mind—is ideal before finalizing your floor plan and budget.
Because every home we build is custom, site conditions play a major role in the overall design and engineering process. Topography, soil composition, property orientation, setback requirements, and utility access all directly influence foundation design, site preparation costs, and how your home sits on the land.
If you already own a lot, we will tailor your design specifically to its unique natural features. If you don’t have land yet, we can work alongside you during your property search to evaluate potential lots, assess site-prep costs, and ensure the land you choose seamlessly aligns with your vision and budget.
Do I Need To Have My Own Plans?
No, you do not need to bring your own floor plans to start your project with Kashi Custom Homes.
Whether you come to us with a napkin sketch, architectural drawings from an outside designer, or simply a wish list of ideas, we can meet you wherever you are in the process. We offer complete design-build services, meaning we can partner with you from day one to develop a fully custom architectural design tailored to your lifestyle, lot, and budget.
If you already have completed architectural plans, we are happy to review them, provide a comprehensive cost analysis, and adapt them to suit your site’s specific topography and requirements.
How Do I Finance A Project?
Financing a custom home build or renovation project depends on whether you are working with an existing property or building from the ground up on raw land.
Below is an overview of the most common financing paths, depending on your project type.
New Custom Home Builds (On Your Land or a New Lot)
-
Construction-to-Permanent Loan (Single-Close): The most popular choice for custom home builds.
It provides short-term financing to cover construction draws as work progresses, then automatically converts into a conventional, long-term mortgage once the home is finished. You only apply once and pay closing costs one time. -
Construction-Only Loan (Two-Close): A short-term loan (usually 12–18 months) that covers only the building phase.
Once the home is complete, you take out a separate traditional mortgage (“end loan”) to pay off the construction balance. -
Using Your Land Equity: If you already own your lot, its appraised market value can often count directly toward your required loan down payment (which typically ranges from 15% to 25%).
Remodels & Additions (On an Existing Home)
-
Home Equity Line of Credit (HELOC): A flexible, revolving credit line secured by your home equity.
Ideal for multi-stage renovations where you draw funds over time as contractor invoices come due. -
Home Equity Loan: A fixed-rate, lump-sum loan secured by your home’s equity, repaid over a fixed term (10–30 years).
Great for projects with a fixed quote. -
Cash-Out Refinance: Replaces your existing mortgage with a new, larger loan, giving you the difference in cash to fund your project.
-
Unsecured Personal / Home Improvement Loans: Fixed-rate, lump-sum loans that do not require using your home as collateral. They close quickly but carry higher interest rates and shorter repayment terms.
Next Steps to Get Started
Get Pre-Approved with a Lender: Speak with a regional bank or mortgage broker experienced in custom construction lending to determine your purchasing power.
Develop the Scope & Budget: Work with your builder to finalize initial drawings and detailed cost estimates. Lenders require approved plans and a signed contract before releasing construction funds.
